Isle of Palms Marina Restaurant
Milestone timeline:
The City of Isle of Palms owns the Isle of Palms Marina located on 80 41st Avenue. The site includes a waterfront restaurant on the Intracoastal Waterway, one of the best breathtaking public restaurant sites in the Lowcountry. The restaurant site includes a dedicated dock space along the Intracoastal Waterway and is adjacent to the Isle of Palms Marina and Market Store.
The City is eager to welcome a partner to create a family friendly restaurant for residents and visitors to enjoy.
After a comprehensive negotiation process, City Council approved a lease with the IOP Families Group, "Marker 116 LLC" for the operation of the IOP Marina Restaurant. The new tenants will renovate the building and plan to open a new restaurant early 2022.
Project Updates
Building Update
- Exterior framing and sheathing inspections complete
- Electrical and plumbing rough-in inspections scheduled for Monday, 10/18
- Drywall delivery expected Tuesday, 10/19
- Upper waterproofed decks at front bar and bar facing the Intracoastal Waterway nearly complete(waiting on remaining deck boards)
- Entire entry ADA ramp and deck surrounding front and Morgan Creek side completely repaired and replaced
- HVAC ductwork is on-site and beginning to hang
- Exterior dry Fire Protection system and Interior wet system 80% complete. FDC replaced to meet IOPFD requirements.
- Shiplap exterior siding in progress
- Audiovisual and security rough-in complete
- TPO roofing above upper kitchen scheduled for Tuesday, 10/19
- Tenants continue to evaluate options to provide access to the third floor to the physically challenged.

Salmon’s Dredging starting work on Monday, 10/18
Building Update
- Exterior bar slab and bar framing are complete
- Nearing completion of wall and overhead rough-in for electric and plumbing. Approximately one week out for inspections
- Overhead Sprinkler work and HVAC work set to begin
- Replaced entire mechanical deck subfloor and installed new parapets and TPO roof
- Structurally repaired mansard roofs
- Framed new tower element at entry
- Entry stair framing set to begin
- Replaced about 70% of handicap entry deck
- Siding will begin in the next couple of weeks
- No longer plans for an elevator, due to expense and structural challenges
Restaurant Dock Improvements
City procured two proposals. Lowest proposal was from Salmons Dredging. City to approve and authorize work.

Building Renovation Update
- Wrapping up interior wall and floor framing
- All structurally unsound joists on the first floor and under the building repaired
- Working on strapping the 2-story deck and new bar and new cable rail system
- Plumbing rough-in nearly complete throughout the building and electrical rough-in complete on the 1st floor
- New fire sprinkler plans due week of 8/13
- HVAC units ordered and ductwork installation scheduled for end of August
- New metal roofing at the dining room area complete
- Membrane roof at the lower mechanical area scheduled for replacement end of August
- Construction completion date estimated early 2022

City is in process of securing an additional proposal for the replacement of damaged/missing dock bumpers and boat fenders to the restaurant portion of the “T” dock. On-site meeting with contractor conducted.

Staff is working with the contractor to finalize schedule (Target window August 20th – September 20th)

- Footers and steel columns complete at New Boat Ramp Bar

- Construction materials (wood framing materials) ordered for bar and rear deck
- Mechanical, Electrical & Plumbing plans completed for team review. Final stamped plans received.
- Mechanical, Electrical & Plumbing plans sent out for subcontractor pricing
- Plumbing work expected to start this week
- Framing at deck and bar to begin when materials are delivered—expected week June 21st
City's Owner’s Representative
- City held an on-site kick-off meeting with Insight Group, Restaurant Tenant and Contractor, Building Director & City Administrator
- Insight Group reviewed design plans and specs provided by Tenant
- Next Steps: Weekly Update Meeting on 6/17
Restaurant Dock Improvements
City is in receipt of proposal from Salmons Dredging for work City is contractually obligated to perform (replacement of damaged/missing dock bumpers and boat fenders). In process of securing an additional proposal.
Parking Lot Improvements
- City executed contract with BlueTide Construction.
- Work scheduled for the week of July 12th.
The City's Building, Planning and Zoning Department issued the construction permit to Marker 116.
